 LOCKS INN TEMPORARY CLOSURE 
UPDATE 31st JULY 2021

we wanted to provide shareholders and supporters an update regarding the need to close The Locks Inn Community Pub until Friday 6th August.  

On Thursday 29th July, the Pub manager was notified of a positive covid test.  The manager had to act quickly to close the pub as customers were approaching the doors. Then came the task of tracing the directly affected staff members to let them know that they were required to take a PCR test and self-isolate for 10 days.  All other members of staff who were not directly affected were contacted so they could obtain and take either a lateral flow test or PCR. So far, all tests are negative. The decision had to be made whether we could reopen – and that depended largely on available members of staff not self-isolating – as well as staff who might feel anxious about working so soon and the perception of customers and local members of the Public.  

During this time, we have been inundated with comments and some wild speculation. There were several people vociferous in their opinion that to reopen within the 10 days would pose a risk to the public, and those that said that the pub should re-open and disregard PHE advice. There have been a lot of people to contact and liaise with from staff, to customers or concerned local members of the public.  As such, we apologize for not writing to all shareholders sooner. The Locks Inn Community Pub always aims to be a safe and considerate employer and to create a safe and considerate environment for our customers.  Against that background and following Public Health England guidance it was decided that the safest decision was to close until Friday 6th August.

As we all know, Covid is still rife, with over 700,000 individuals 'pinged' by Track & Trace and several local establishments also facing the same problem as us, at The Locks Inn Community Pub.  Please bear with us as we juggle the desire to be open with the current situation requiring self-isolation of staff for 10 days and the safety of anyone visiting or working in The Locks Inn Community Pub.

Thank you for your support and understanding and we look forward to re-opening on Friday 6th August.

Well After another Great visit to our pub.. Love saying that…🤣🤣

We got a taxi from Beecles yacht station to the Locks.. Then we caught the Big dock ferry back.. And that was a lovely trip back down well worth it.. 

Limited food menu at the pub at the moment but fantastic.

The Taxi 🚕 from Goldline taxi was £10.. But they only drop you half way down  the track to the pub

If you take the taxi option make sure you book your return in advance..At least you know you can get back..

LOCKS INN UPDATE 18TH OCTOBER 2021

Share Certificates

There are still a significant number of share certificates at the pub ready for collection.  They are available anytime the pub is open – just ask one of the bar team.  They are not proof of ownership and as such are primarily a souvenir.  

 

Building Work

You may have seen there has been a lot of work going on at the pub.  We will provide more detail in a future bulletin but wanted to let you know that progress is going well and we are giving the pub the investment that has been needed for many years. We are confident that we won't need buckets to catch the rainwater this winter!

Winter Opening Hours

The pub winter hours will start on 1 November.  We will open for 5 days a week during the winter months and will return to summer hours in late March.  The winter hours are as follows:

Ticketed Gigs
To complement the free music that we have every Sunday and every Thursday we have put on a few ticketed events. This has enabled us to attract performers that would normally be beyond our budget. The three events we have staged so far have all sold out and have been really good for both the performer and the pub. We are looking for performers who might be able to play ticketed gigs on a winter Friday or Saturday night. Building & Infrastructure Works
The scaffolding has now come down at the front and side of the pub and the roof is now watertight and better insulated. The chimney has been rebuilt and the flues properly connected. The goal was to have very little visual impact other than for the addition of some solar panels on two sections of the modern single storey section of the pub.
Our business plan stated an ambition to connect to mains electricity and to install an on-site, above ground, sewage treatment plant. Interestingly, after months of work we are getting close to implementing a reversal of this plan with an off-grid power solution and a connection to the mains sewer. The power solution will involve purchasing a large energy storage system that can take inputs from solar PV as well as a generator when needed. We are still looking at locations where we can expand our solar capacity so that the pub can be fully powered by the sun. Our mains sewer connection will be subject to a planning application in due course. The on-site sewage treatment option proved to be unsuitable because of the extreme swings in loading on the system. A large plant would be needed to handle the summer weekend peaks and then the very low demand in the quiet winter months would mean the plant had insufficient load to function. In addition the land-take required for an on-site treatment plant would be substantial and this would be at the expense of very valuable car parking space.

We have completely refurbished the kitchen and renewed gas and electric installations to ensure the kitchen is safe, legal and can cope with the demands that next summer will throw at it! The western toilet block has also been completely refurbished and an accessible toilet provided for the first time ever. These improvements will also make the pub more flood resilient. We hope to be able to refurbish the eastern toilets in the coming months but this will have to wait for the final outcome of the major projects (power and sewage). We are pleased to be able to improve disabled access to the pub and very grateful to the support from the Broads Authority who have funded a removable access ramp to the main function room. This is neatly stored immediately inside the door and available for use as required.

 

Management Committee
Due to outside work commitments the management committee is currently below full strength. All the committee will be up for election at the AGM in the spring but for now we are able to co- opt people on to the committee. We are particularly looking for people with technical & building skills and also IT & administrative skills. If you want to be considered for joining our team please email: members@thelocksinn.com

Award
The pub recently won an award in the community section with the Matthew Project in Norwich as part of the Design and Craftsmanship Awards 2021 organised by the Norwich Society and Civic Voice for Norfolk. This category acknowledged projects whereby people and communities influence the character and nature of the ‘place’. Christine and Simon of the management team attended the evening and were presented with a certificate that you can see in the pub entrance.

Tamsin releases her first solo album this spring and we and are delighted to be included, alongside Cecil Sharp House, on her album launch tour. Tamsin is a multi-instrumentalist with long-standing connections to The Locks Inn and will be playing her own compositions with guest musicians Sid Goldsmith and Rowan Elliott.

Traditional entertainment from Mummers, Morris dancers and of course the June Glennie Maypole Dancers. And 'Murphys Lore' will there to finish the afternoon. All from 1pm onwards.

 

VOLUNTEERING OPPORTUNITIES
As we approach our summer opening hours (starts 1 April) there are quite a few opportunities for volunteers to help with our community owned pub.
Some of the jobs are:
1. The small function room at the pub is being refurbished and will be brought back into use in time for our summer opening hours on 1 April. We will need help with painting to finish the job.
2. The track is in a poor state and while we won't do a major repair until the flood season has finished we do want to move a few trailers of road planings to fill the worst potholes, particularly at the village end of the track. A small gang of fit and healthy people will make light work of this [this is now scheduled for THIS Saturday morning 12 March]
3. We are going to build a new wood shed at the rear of the pub. There is an ideal metal base for this at Graham & Nicky's house in Barsham and we are looking for someone with a pickup or van that can carry a load of 6' and 8' long metal poles to the pub. The base will also need to be assembled and ultimately a shelter will need to constructed over the base.
4. Many of the leaks in the building have been sorted but there are some minor works required to the windows in the front of the main bar. We are looking for a carpenter or competent DIYer to help sort this minor problem.
5. The May Day event is returning and we have a brand new maypole in oak. This will last for many years if it is well cared for. We are looking for a carpenter to reduce the end 2'6” of the pole down so that it slots into the 6” wide pipe that is concreted vertically into the garden at the pub.
6. This coming season is is imperative that we keep all catering “in house” and for the really busy days we will have a big BBQ available. This is an opportunity for volunteers to help on a regular basis. Food safety training will be provided as needed.

SEWAGE CONNECTION
We have submitted a planning application to the Broads Authority for a mains sewage connection. This is a vital piece of infrastructure that should ensure the long term future of the pub. The reference is BA/2022/0020/FUL and details can be viewed online at:

Please feel free to comment in support of the application via this link! A mains connection is the Broads Authority preferred solution for our sewage and is also preferable to us for a number of reasons.

HELP REQUIRED - SOLAR PANEL ELECTRICIAN
We have installed 4kW of solar PV on our roof. We need an electrician to advise us on how to connect this to our battery system. This is a quick job but guidance is necessary. Please contact me (Graham) ASAP if you can help.

SUPPLEMENTARY SHARE ISSUE
The pub has required considerable investment since we took over. We have a long term vision and want to get things right rather than make temporary fixes. This has meant we will need to do a supplementary share issue to fund the sewage connection. This is an opportunity for the many people that missed our main share issue to come on board and it will also enable any existing share holders to increase their investment in the pub. There is no commitment to invest further and will be no change to the status of existing investments. We expect tax relief to be available on the supplementary share issue and this will deliver a 30% return on investment for UK income tax payers including those on PAYE. Further details will follow soon.

AGM
Our Annual General Meeting has been set for 10am on 11 June at the pub. Further details will follow soon but please put the date in your diary now! The meeting will present reports and elect the management committee that will steer the pub into the future. If you would like to put yourself forward for joining the management committee please let us know and you can get involved beforehand to see what is involved. It is hard work but very rewarding!

Could members please note , that whilst posting of facilities being open for the season along with their opening times is encouraged it is against the ToS to allow a commercial enterprise to post full advertisements whether posted by themselves or by a third party and any subsequent posts will be removed by the moderators team .

I appreciate that I may get vilified as the odd protestor, but at and since the time of the original auction, I doubted that a community venture was the right option for the Locks. Even then a £600,000 share scheme was well short of estimates I made, and I know at least two others came to as the amount needed to operate for the first two years that amount on top of the purchase price would be more realistic. Seven figures was a very bare minimum. I know many people have given their time and skills freely and applaud them for doing so, without which I fear it would already be back on the market. 

Anyone even remotely knowledgeable about the locks knows that it is a crisis in the making, there is always something that needs attention, such is the nature of the beast. It's a fragile place in a fragile environment with a constant list of jobs to do in the making. Notice I have not yet mentioned the word money pit.

I paid my sub last time around, I bunged the appeal a few hundred quid, I have the share certificate somewhere, for what it's worth, I think I picked it up. I don't go on about it being "my pub", it isn't. If the auction had gone differently, or even happened then it might have been.

A viable future for the pub, in my opinion, and many I know might differ, is an owner licensee operating a free house for the love of it, who has respect for it's individuality and can play to that and can write of a good chunk of the maintenance to residential expenses as a home as well as a business.
