Broads Edge?

I just had a good chat with someone at Broads edge.. Very helpful.. 

 

Stalham is on high on my list to base the boat.

 

Is anyone moored at Broads edge marina? and can share any review? cheers

 

(p.s sod off mum you can stay down south!)..

That was one of the marinas we spoke to Alan and would have gone there had we not decided we preferred the quieter life on the southern rivers.

Very happy with our new moorings, all floating pontoons so no worries about different states of tides. No electric at present but apparently it's on the 'to do' list for the marina :)

Hi Baz, thanks for your reply.

 

I will admit I've not been there but it seems like one of the most popular marinas.. we have of course been invited to look around and will probably make our way up in a few weeks.

 

I think important things for us would be..

 

- is it generally safe and secure?

- is there plenty of car parking?

- are the owners decent and are rules generally logical and not over the top?

- can we gain access 24 hours? (we will want to drive up and arrive late on fridays).

- are there facilities like water, showers, loos, shops? (Are the loos and showers clean and tidy?).

- I'm confused why there maybe space considering it's popular so are there any reasons causing people to leave and find alternative.

- I heard about icing problems.. do you know if this causes problems, either whilst on the berth.. (or if out.. I doubt we will be up if its serious weather although I do like the idea of spending chrismas/new years aboard).

- What type of berths are they? is it all solid finger berths? (does it flood this far up?)

 

The chap mentioned about electric but I'm not concerned about that as we won't install shore power for the first year (We've only ever watched TV a couple of times whilst aboard).

 

Do you know if I can pay monthly or quarterly too? (I forgot to ask this?).  Also you know if they will want a deposit or anything?

 

Have you got any pictures to share too.. I noticed some on NBF from 2007 - has it changed much?

 

(Sorry I just noticed that's a lot to ask!! :( thanks in advance though!)

Thanks Clive.. if you empty out early next year please give me a shout.. I think it will be quite fun to sit watch first timers from your yard ;) and not to mention keeping an eye on your new builds! - I'll try and get in touch with yourself or Paul a bit closer to the time too.. I know my folks are looking for their Alpha 29.

We have been there seven years and think it is very well run. Showers and toilets close end of October so you need to be self contained for four months or so. Berths are on a yearly contract so you pay the whole year in one go by 18th March and your contract starts 1st April. We however live 15 minutes from the boat and have never stayed overnight in the marina so we really day boaters. We use our boat throughout the winter on sunny days except when there is ice. You have been advised correctly as Stalham is bad for ice but it has never given us any problems. We strip the boat of berth cushions, put on an old canopy and curtains for winter and completely drain the water. Being outboard powered is an advantage in winter if you like to go out a the drop of a hat.

    In answer to your thousand and one questions lol, Firstly, yes, it's safe and secure, with 24 hour entry and exit, done through a numbered card which raises and lowers a large bar across the road, the card will be supplied by the manager, with the pass number being changed every month, dead easy to follow. There are also tall metal gates with a combination padlock on them, number will be given by the manager.To be honest, I've never met any 'nasty' neighbours there, they are all very nice people, and I've been there for 7 years now. There is now Mains electric to nearly all moorings. Showers,water and toilets are supplied, with a new blocks being built as we talk. The state of the toilet blocks and showers is very clean.There is a very pleasant walk of about 15/20 minutes to the local shops, including a Tesco supermarket, with petrol garage as well, the shops in this town of Stalham will cater for all your needs. It's also on the main bus route for all major towns  such as Potter Heigham, Wroxham, Horning and Norwich, so no problems there.There are also on site marine engineers for maybe that small job that needs doing, or even a much bigger one. As on many other places on the Broads, there will be icing during a cold winter, but to be honest, I've never really treated it as bad, as I don't use my boat during the winter months. I might go to the boat during winter, but basicly use it as a place to rest, or do some pike fishing. I'm not sure about how many berths there are available, David the manager could advise on that, as he will about the monthly payments or deposit etc, phone David on 01692 582881. The mooring arrangement are stern on mooring, but alongside a 'finger' pontoon, so there's always two ways on and off the boat, just how I like it. I've been at Broadsedge forever and wouldn't moor anywhere else, now let me see what I can tell you!

It's very safe and secure, we now have coded security gates, only heard of one theft in all the years we have been there, plus it has loads of Lawned areas, plus all the Leccie post have lights on, so it's pretty well lit,

 

Three car parks, but depending where your mooring is it can get a bit full, but you just unload your car and park in one of the others,

 

Everyone is quite decent and mostly helpful there apart from Baz,  rules no worse than any marina, but no outside contractors allowed on site without Davids permission,

 

Access 24/7 all year,

 

Several water points, Pump out, Showers and Loos cleaned every day, Stalham Shops and big Tesco's within walking distance, unless your lazy like me, on the toilets and showers, they are in the process of building a new workshop, plus toilets and showers in the new section, and I believe the old toilets and showers near the office are being re-built early next year,

 

People, come and go every year in every marina, some sell their boats, or just look for cheaper moorings on the south side of the Broads,

 

Yes you can get Iced in, but I've never heard of any boat being damaged by it, and when it is that Icy you never see many people at the marina apart from idiots like me working on my boat,

 

Most Moorings are Pontoon with a few side on, and never known it to flood though the water level is about 6inches higher this week,,

 

Most moorings are on electric, my advice is pay the extra, very handy for charging battery's, watch the box, having a heater, and anything else you would need Leccie for, plus next year if you want one with power they may have all gone,

 

Moorings are yearly paid, upfront, and if you move there now you'll just pay up till April,

 

Yes it's quite a big marine but it's all in sections, I think there are three main ones plus a few Dykes, Google Earth it,,,

 

Best Advice when your down take a look around Broadsedge, and Clives is only next door,

Decided to go south Alan that was the only reason. Toilets and water was all we wanted and found the ideal package for us at the moment. Maybe in a year or two we will want to move but for now we want the piece and quiet of the south. Another small factor was the marina on the southern broads knocks about 45mins to an hour off the journey too and from ;)

Appreciate your typing :) and thanks for the points.. certainly good point on electric .. we don't intend to install shore over at the moment but there probably will be the need to at some point so good point to consider... I'm a bit worried how we will find a full years mooring although there's ways (credit card lol!). I think we will try and get up and take a look around soon..

Thats a good point Steve, I have neglected to consider the extra travelling time although we have always hired from Brundall and my folks are still in Brundall so I think it would be nice to be somewhere different.. I'm also thinking being in stalham would be better for weekends.. weekends from brundall don't give too many options and lots of "sailing" but thanks for reminding me about the extra driving time that's something to consider...

Alan! Others will know better as I've been at Broadsedge for years, but I think you may find it pretty difficult to find moorings that you pay quarterly or half yearly, I'm not 100% sure but I think Jon at Wayford might but Wayford is a working yard and from your post I couldn't see you mooring there, perhaps you should start a new thread asking about quarterly or half year pay moorings,,,

Hiya Frank, I was at the boat last Monday, just for the one day though. Will be back again shortly, have to fit in my time with Jan's, you know the problems, but will certainly be back before Christmas.

    Glad you're back on the water, and in the Marina, I'll look you up next time I'm up, won't be too long, and I;ll bring some doughnuts.

Most of ours will be weekend cruising as well Alan, although we hope to get at least 4 full weeks in next year. That was another reason we chose somerleyton, easy for Beccles, Oulton, Reedham, WRC and even Brundall and Rockland St Mary, one of my fav moorings.

North gets far too busy for my liking. We will venture that way during a weeks trip but only for a night or two and then head back to the quiet :)

We've been at Broadsedge for fours years next Spring and totally agree with what's already been said. When its iced over David or his guys go round every boat daily to give it a rock to keep the pressure off the waterline. We opted for an electric mooring so we can keep No Worries almost in commission year-round and also run a fan heater when there's snow on the coachroof.

       Just to say hello, and to say I and my wife Jan, had a static caravan on the Felixstowe Beach holiday park for 10 years, and loved every moment of it. Unfortunately, circumstances dictated that we should at last move on, hence the boat. Nice to 'see' you Andy/ Kathy, have a good evening .

We moored at Broads Edge for a couple of seasons until 2012. At the time, I would say the toilets/showers were pretty basic and not something my other half wanted to use. I see though from other posts that a new block is coming so that may answer that issue. We also found it inconvenient having to go to the staging pontoons for water, especially at busy times, rather than having water points available to be reached from each mooring. At the time we were there, you couldn't use fresh water for washing your boat; call me fussy but I don't like covering my GRP in brown, slimy water!

 

Other points which related to our going elsewhere were the long trail down the Ant every time you want to go somewhere....beautiful though it is, it takes a long time. Perhaps the most difficult point for us was that you couldn't bring in any marine engineers you want, other than French Marine with special (reluctant) permission from Dave. Whilst this may be the case at many marinas, that would normally be ones who have their own professional engineers on site - not something I saw any evidence of at Broadsedge. If you have something more specialised than BMC/Perkins engines you may feel you want particular engineers to pamper it......

 

So overall, nothing massively wrong with Broadsedge, but niggly restrictions which didn't suit us. Others obviously find it very satisfactory.
